Lisbon, Cascais, Comporta or the Algarve?
Choose Lisbon for city life and the deepest resale market, Cascais for year-round family life twenty-five minutes from the capital, Comporta for privacy and nature as a second home, and the Algarve for golf, a long warm season, and established international communities. Each suits a different brief, and the wrong one is usually chosen for the wrong reason — on a summer visit, or on price alone.
This applies to buyers deciding where to begin a search, whether for a primary residence, a second home, or an investment.
The main qualification: prices, seasonality, and resale differ sharply between them — and within each, the micro-location matters more than the region.

Lisbon
For: a city base, culture, connectivity, and the deepest resale market in the country.
Lisbon ranked third in the world in Monocle’s 2026 Quality of Life Survey, and its airport serves more than 140 international destinations. Prime areas — Avenida da Liberdade, Chiado, Príncipe Real, Estrela, Lapa — trade at roughly €8,000 to €10,300 per square meter, with the best new build higher.
Consider: apartments rather than houses dominate; gardens and parking are rare; gross rental yields are the lowest of the four at around 4.3%; and short-term letting is restricted in parts of the city.
Cascais and Estoril
For: families living in Portugal year-round who want the coast without giving up the city.
Cascais is a working town with a resort attached, twenty-five to thirty minutes from Lisbon’s airport, and home to the densest concentration of international schools in Portugal. Prime areas — Quinta da Marinha, Birre, Monte Estoril, the Gandarinha — are typically quoted at €6,000 to €8,000 per square meter, with the best villas listed well above that. Savills placed Cascais 23rd in Europe in its 2026 wealth hubs index.
Consider: the Atlantic brings wind and cooler water than the south; demand from relocating families keeps the best family homes scarce; and Cascais’s gated estates command a clear premium.
Comporta, Melides and Tróia
For: privacy, nature, and a second home with space, an hour from Lisbon.
Sixty kilometers of near-empty Atlantic beach, rice fields, and pine forest, where low density is protected by planning rules rather than promised by developers. Prime Comporta has traded around €6,800 to €10,700 per square meter. Melides offers a similar landscape at somewhat lower prices, and Tróia, at the tip of the peninsula, offers resort living with a lower entry point and gated communities.
Consider: it is mainly a summer place, with fewer services in winter; land classification is the single biggest risk, since rural land rarely carries building rights; water and access need checking; and resale is thinner, with much of the best stock changing hands privately.
The Algarve
For: golf, a long warm season, and established international communities.
The Golden Triangle — Quinta do Lago, Vale do Lobo, and Vilamoura — is the heart of the prime Algarve, with Quinta do Lago at around €11,100 per square meter, among the highest averages in Portugal. Faro airport is fifteen to thirty minutes from the main resorts. The east, around Tavira, is quieter and more traditional; the west, toward Lagos, wilder.
Consider: some areas are very seasonal; the top of the market above €20 million is thin; achieved prices often settle below asking; and the main hospitals sit in the central and western Algarve.

Five questions to answer first
1. Will you live there, visit, or rent it out? A year-round home and a summer home point to different places.
2. Do children need schools? If yes, Cascais and Lisbon narrow the map quickly.
3. How often will you fly in, and from where? Lisbon and Faro serve different routes and transfer times.
4. When will you be there? Visit your shortlisted market in February before deciding.
5. Who buys it from you? Resale depth differs sharply between the four.
Beyond the four
Porto offers a second city with lower prices and strong long-term rental demand. The Arrábida and Setúbal peninsula sits between Lisbon and Comporta. The Silver Coast offers space and golf at lower prices north of Lisbon. Madeira offers a year-round subtropical climate. Each deserves its own look if the four above don’t fit.

The market before the property. Lifestyle, schooling, use, and resale weighed first, so the search starts in the right place.
Off-market access in every market. Owners, developers, and other agencies approached directly — including gated communities in Tróia and along the coast between Comporta and Melides.
Due diligence on both sides. The buyer is identified as KYC and AML rules require, and the property, its title, and the parties on the other side are verified with the same care.
Viewings arranged around you. Remote walk-throughs before travel, and arrival logistics for international buyers where needed.

Cascais, for most families moving with school-age children. It holds the densest concentration of international schools in Portugal and is twenty-five to thirty minutes from Lisbon’s airport.

For most buyers it is a second home. Services are limited in winter and life is quieter outside summer, though some families do live there year-round.

Among these four, the highest averages are in Quinta do Lago in the Algarve and the prime areas of Lisbon, with the best Cascais and Comporta villas also commanding very high prices.
