In short

Luznur Capital acts for buyers in Cascais, Estoril and Quinta da Marinha. We search against each client's brief across listed and off-market property, through our own network and partner agencies, attend viewings in person, and coordinate the purchase through to the deed. Legal, tax and residency matters are handled by our regulated partner firms.

The Cascais Market

Portugal's most established international coast.

Cascais has been home to an international community for generations. It lives year-round, not only in summer, and its best homes are in short supply on a coast with little land left to build on.

That is why many of them change hands privately. Buying well here depends less on what the portals show than on who you know.

For the figures, see our Portugal Super Prime monitor and Property Markets Compared.

Year-round living

Schools, services and a full-time international community, not only a holiday market.

Close to Lisbon

The capital and its airport within easy reach, by road or by the coastal train from Cascais and Estoril.

Prime and scarce

Seafront homes in Estoril and estates in Quinta da Marinha rarely come to market.

Often private

Many of the best villas sell through relationships rather than portals.

Where to Buy

From Guincho to Estoril.

Cascais is several markets in one. Select an area to explore it, and switch on the layers that matter to you: beaches, golf, the marina, the train to Lisbon, international schools and culture.

Relative price compares the four areas with each other, for prime homes. It is a starting point for the conversation, not a valuation.

How We Help

One brief, the whole market.

A portal shows what is listed. A brief works the whole market: our own mandates, partner agencies, and owners who would rather not advertise. We are actively sourcing Cascais villas for clients today; see our Cascais buyer brief.

Off-market access

Homes that are never listed, reached through owners, partner agencies and our network.

The whole market

We search against your brief, not only among the homes we have for sale.

Viewings in person

A shortlist ready before you travel, and every viewing attended in person.

Diligence on both sides

Title, ownership and licensing checked, and every counterparty verified.

Negotiation

We handle the negotiation, grounded in comparable evidence.

Partners for the rest

Legal, tax, banking and residency through our regulated partner firms.

How It Works

From your brief to the keys, in five stages.

01

Your brief

What you want, where, at what budget and timing, and how the home will be used.

02

Search and shortlist

Listed and off-market homes, each presented with what we know about it.

03

Viewings

By appointment and attended in person, on a single trip where possible.

04

Offer and diligence

Negotiation, title and licensing checks, and the promissory contract with your lawyer.

05

Completion

The deed, registration and handover, with banking and residency through our partners where needed.

Before You Buy

What to know before buying in Cascais.

Four points worth settling early. They are orientation only: your lawyer confirms each of them for the specific property.

The full sequence, from first offer to registration, is in Buying Property in Portugal: The Process.

Purchase costs

Transfer tax (IMT) and stamp duty are due on top of the price, with notary, registry and legal fees. Estimate them with our Property Tax Calculator.

Licensing

Check that the whole house, including any extension or annex, is covered by the use license before you commit.

Renting it out

If you plan to let the home, confirm that a short-stay license is possible at that address before you buy. The rules differ by area and change over time.

Residency

Buying a home does not, on its own, qualify for a Golden Visa. The current routes are private equity investment and cultural donation. See the Golden Visa routes

Your Brief

Tell us what you are looking for.

A line on what you want, where and your budget is enough to begin. Inquiries from a family office or advisor acting for a buyer are handled with the same discretion as the buyer's own.

Questions buyers ask

Can I buy property off-market in Cascais?

Yes. Many of the best homes in Cascais, Estoril and Quinta da Marinha sell privately. Tell us your brief and we approach owners, partner agencies and our network on your behalf. Details are shared under NDA when the owner requires it.

Do you only show your own listings?

No. We search the whole market against your brief: listed property, partner agencies, and owners selling privately.

Do buyers pay a fee?

In Portugal, the seller usually pays the agency's commission. Where a search calls for it, for example a dedicated off-market search on your behalf, we agree a buyer-side mandate in writing before we begin.

How much does it cost to buy a property in Cascais?

On top of the price, buyers pay transfer tax (IMT) and stamp duty, plus notary, registry and legal fees. The amounts depend on the price and on the buyer's situation. Estimate them with our Property Tax Calculator; your lawyer confirms the final figures.

Does buying a home in Cascais qualify for a Golden Visa?

No. Buying residential property no longer qualifies on its own. The current routes are private equity investment and cultural donation, confirmed and filed by our immigration partners. See the Golden Visa routes.

I live abroad. Can you organize the viewings?

Yes. We prepare a shortlist before you travel and attend each viewing in person, so a single trip can cover the homes worth seeing.

Who handles the legal side of the purchase?

Your own lawyer, or a partner law firm we introduce. We coordinate with them from the first offer to the deed.

Which area of Cascais suits me?

It depends on how you will live there: a walkable town, a seafront villa, or a gated estate on a golf course. See where to buy, or tell us your brief and we will suggest where to look.

Can you help me sell later?

Yes. When the time comes, see how we sell villas in Cascais privately.
