The Portuguese market, in figures.
Five pages of sourced figures on Portuguese property, residency and private wealth, built for the buyers, families and investors we advise. Official statistics first; every figure tied to its publisher and its date; every estimate marked as one; each page refreshed when its sources publish. Comparisons, not rankings.
One figure from each property page, as published there. D derived S secondary source U unconfirmed
Three monitors, two comparisons.
The monitors follow a subject over time and are refreshed as their statistics are released. The comparisons set places side by side on one scorecard. Read them in this order and they tell one story: who is buying, who is arriving, which route they take, which market fits, and how Portugal stands against the places buyers weigh it against.
Where foreign capital is moving in Portuguese real estate.
Who is buying from abroad, what they pay, the nationalities, the asset types, and the prices, policy and projects around them.
Where private wealth is moving, and what Portugal actually receives.
The global wealth reports set against Portugal's own records: millionaire counts, arrivals by nationality, the permits that signal wealth rather than work, and the corridors behind them.
Portugal's Golden Visa, read through the numbers.
Permits issued, who receives them, where the capital goes, the routes that remain, and how Portugal now compares with the rest of Europe. Kept apart from the property pages: property has not qualified since October 2023.
Lisbon, Cascais, Comporta and the Algarve: which market fits your objective?
Four markets on one scorecard: liquidity, prices since 2019, what the asset earns, the work of holding it, and where each objective fits, as Luznur's assessment.
Portugal, head to head.
Lisbon against Madrid, Vilamoura against Marbella, Quinta do Lago against Sotogrande, Comporta against Cap Ferret and the Hamptons, and Portugal as a base against seven jurisdictions. The money, the rules, the operators, the life and the access, with a stage reading for each, and the calendar of events that brings capital.
Official first, marked where it is not, dated always.
The pages are built to be checked. A reader should be able to follow any figure back to the body that published it, see when it was published, and know whether it is a count, an estimate or our own reading.
The order of sources
Statistics offices and regulators come first: INE, the Banco de Portugal, AIMA, Eurostat, the Portal das Finanças and the Diário da República. Then the research houses whose methods are published: Knight Frank, Savills, UBS, Henley & Partners, JLL, CBRE. Then the press, used to date an event or to quote a figure we could not reach directly, and marked as such.
Three markers
D Derived: calculated by Luznur from sourced figures, with the arithmetic stated. S Secondary: a report or article quoting the original statistics. U Unconfirmed: a single source we could not verify, kept only when the point matters and flagged so the reader can weigh it. Where a figure is our assessment rather than a measurement, the page says "Luznur's assessment".
What the pages do not do
They do not rank places or routes; they compare them. They do not reproduce proprietary indices whose publishers do not allow it. They do not forecast; where a forecast appears, it is someone else's and named. They do not treat an asking price as a sale, a press figure as an official one, or a listing as proof of availability. And they keep the Golden Visa apart from the property pages, because the two have not been the same question since 2023.
The sources set the rhythm.
Each page is refreshed when the statistics behind it are released, not on a marketing calendar. The dates below are the publishers' usual ones; the "data as of" line on each page is the one that counts.
| Source | Release | Usual timing | Pages refreshed |
|---|---|---|---|
| INE | House Price Index; housing sales by buyer residence | Quarterly, about ten weeks after quarter end | Real Estate Monitor · Property Markets Compared |
| INE | Local prices and rents (prices and rents by municipality) | Quarterly | Property Markets Compared · Portugal vs the Alternatives |
| INE | Buyer country of birth (annual, with the Q4 release) | March | Real Estate Monitor |
| Banco de Portugal | Foreign investment in real estate | Quarterly | Real Estate Monitor |
| AIMA | Relatório de Migrações e Asilo | September | Golden Visa Monitor · Wealth Migration Monitor |
| Eurostat | First residence permits by reason | September | Wealth Migration Monitor |
| Knight Frank | The Wealth Report and PIRI 100; Lisbon Insight | March; April | Wealth Migration Monitor · Portugal vs the Alternatives |
| UBS; Henley & Partners | Global Wealth Report; Private Wealth Migration Report | June to July | Wealth Migration Monitor |
| Savills; JLL; CBRE | Investment and prime residential reports | Quarterly and annual | Real Estate Monitor · Portugal vs the Alternatives |
| Assembleia da República | State Budget and housing legislation | October to November; as enacted | All pages where a rule is cited |
| Organisers and federations | Event calendars (FIA, FIFA, DP World Tour, Web Summit) | As announced | Portugal vs the Alternatives |
Timings are the publishers' usual months and can move. A page's facts strip carries its own "data as of" date.
Who publishes what we use.

- Research houses: Knight Frank (The Wealth Report, PIRI 100, European Lifestyle Report, Lisbon Insight); Savills (World Cities Prime Residential Index, Spotlight series); UBS (Global Wealth Report); Henley & Partners (Private Wealth Migration Report); JLL and CBRE investment reports; Capgemini, BCG and Altrata wealth reports
- Market data: idealista/data; Engel & Völkers, Sotheby's and agency listings, used only as asking prices and marked as such
- Event and operator data: the FIA, FIFA and UEFA calendars, the DP World Tour and PGA Tour, Web Summit, the Michelin Guide, the Blue Flag programme, hotel groups' announcements
- Press, used to date events and to quote figures not otherwise reachable: ECO, Expresso, Público, DN, Observador, the Financial Times, El País, Les Echos, and marked S wherever it stands in for an original
- Not used: proprietary indices whose licences do not permit reproduction
Figures first. Then the mandate.
These pages exist so that a first conversation can start from the numbers rather than from a pitch. If you are weighing a purchase, a move or an investment in Portugal, send us the question. We will answer it with the figures and, where they run out, with our view, labelled as such.
These pages are for information only. They are not investment, tax, immigration or legal advice. Figures are attributed to their publishers and dated; assessments are Luznur Capital's own and labelled as such.
