In short

Luznur Capital acts for buyers on the coast from Tróia to Melides, including Comporta and Carvalhal. We search against each client's brief across listed and off-market property, attend viewings in person, and coordinate the purchase through to the deed. Legal, tax and residency matters are handled by our regulated partner firms.

The Comporta Market

Portugal's most controlled prime market.

Building on this coast is limited by the landscape and by the rules that protect it. The supply of good homes is small, and it turns over slowly.

Much of it changes hands privately, so buying well here depends on access more than on what the portals show.

For the figures, see our Portugal Super Prime monitor. For the coast itself, see Comporta Reimagined, our dedicated site for the Alentejo coast.

Scarcity by design

Low-rise, low-density building in a protected landscape of rice fields, pines and dunes.

Largely off-market

Many of the best villas sell through relationships rather than portals.

Within reach of Lisbon

By road, or by the ferry from Setúbal to Tróia across the Sado estuary.

Golf and nature

Five golf courses between Tróia and Melides, beside the Sado Estuary Nature Reserve.

Relative price compares the four areas with each other, for prime homes. It is a starting point for the conversation, not a valuation. Stylized map; no property is shown. How We Help

One brief, the whole coast.

A portal shows what is listed. A brief works the whole coast: our own listings, developers before launch, partner agencies, and owners who would rather not advertise. We have completed an off-market villa acquisition in Comporta end to end; see our record.

Off-market access

Homes that are never listed, including in the gated communities from Tróia to Melides.

The whole market

We search against your brief, not only among the homes we have for sale.

Viewings in person

A shortlist ready before you travel, and every viewing attended in person.

Diligence on both sides

Title, ownership, licensing and planning checked, and every counterparty verified.

Negotiation

We handle the negotiation, grounded in comparable evidence.

Partners for the rest

Legal, tax, banking and residency through our regulated partner firms.

Before You Buy

What to know before buying on this coast.

Four points worth settling early. They are orientation only: your lawyer confirms each of them for the specific property.

The full sequence, from first offer to registration, is in Buying Property in Portugal: The Process.

Purchase costs

Transfer tax (IMT) and stamp duty are due on top of the price, with notary, registry and legal fees. Estimate them with our Property Tax Calculator.

Planning and protected areas

Much of the coast is protected. Check what is licensed today, and what could be built or extended, before you commit.

Renting it out

If you plan to let in season, confirm that a short-stay license is possible at that address before you buy.

Residency

Buying a home does not, on its own, qualify for a Golden Visa. The current routes are private equity investment and cultural donation. See the Golden Visa routes

How It Works

From your brief to the keys, in five stages.

01

Your brief

What you want, where, at what budget and timing, and how the home will be used.

02

Search and shortlist

Listed and off-market homes, each presented with what we know about it.

03

Viewings

By appointment and attended in person, on a single trip where possible.

04

Offer and diligence

Negotiation, title, licensing and planning checks, and the promissory contract with your lawyer.

05

Completion

The deed, registration and handover, with banking and residency through our partners where needed.

Questions buyers ask

Can I buy property off-market in Comporta?

Yes. Comporta is one of Portugal's most private markets, and many of its best homes change hands without being advertised. Tell us your brief and we approach owners, partner agencies and our network on your behalf. Details are shared under NDA when the owner requires it.

Do you only show your own listings?

No. We search the whole market against your brief: listed property, developers, partner agencies, and owners selling privately.

Do buyers pay a fee?

In Portugal, the seller usually pays the agency's commission. Where a search calls for it, for example a dedicated off-market search on your behalf, we agree a buyer-side mandate in writing before we begin.

Are there gated communities on this coast?

Yes. There are gated communities and resort developments along the whole coast, from Tróia to Melides, each with its own rules, services and fees. Switch on the Communities & Resorts layer on the map to see the main ones, and tell us your brief: we work in several of them and can tell you which fit.

How much does it cost to buy a property in Comporta?

On top of the price, buyers pay transfer tax (IMT) and stamp duty, plus notary, registry and legal fees. The amounts depend on the price and on the buyer's situation. Estimate them with our Property Tax Calculator; your lawyer confirms the final figures.

Can I extend or build on a property in Comporta?

Building on this coast is tightly controlled, and much of it sits within protected areas. What can be built or extended depends on the specific plot and is confirmed by an architect and your lawyer before you commit.

Can I rent out a villa I buy in Comporta?

Many owners let their villas in season. Short-stay licensing depends on the property and the municipality, so confirm what is possible at that address with your lawyer before you buy.

Does buying a home in Comporta qualify for a Golden Visa?

No. Buying residential property no longer qualifies on its own. The current routes are private equity investment and cultural donation, confirmed and filed by our immigration partners. See the Golden Visa routes.

I live abroad. Can you organize the viewings?

Yes. We prepare a shortlist before you travel and attend each viewing in person, so a single trip can cover the homes worth seeing.

Which part of the coast suits me?

It depends on how you will use it: a resort apartment in Tróia, a villa near Comporta village, the quieter pine woods of Carvalhal, or an estate in the Melides hills. See where to buy, or tell us your brief and we will suggest where to look.
