Each of them is competent inside their own remit. None of them is responsible for the order in which things happen, or for what one adviser assumed the other had already handled. That gap is where cross-border files fail, and it is what we hold.
Files rarely fail on advice. They fail on sequence.
In our experience the professionals involved are almost always right about their own question. What goes wrong is the space between them. These are the patterns we see most often, and each of them is avoidable by someone watching the whole file rather than one part of it.

Two very different files.
A family relocating and a fund deploying capital are not the same engagement, and they do not go to the same practice. The scope below is handled by independent qualified professionals with whom we work regularly — private client and immigration on one side, corporate and institutional on the other.
Immigration and residency
Residence permits and renewals across the D7, D8 and D2 routes, Golden Visa applications, family reunification, permanent residence and naturalization under the 2026 nationality reform.
Establishment and personal tax
Tax number and fiscal representation, banking and source-of-funds documentation, social security registration, and the personal tax position for individuals and higher-net-worth households — including the IFICI regime and treaty analysis against the jurisdiction being left.
Property and urban law
Title and registry diligence, licensing and planning position, promissory contracts, deed execution, and the acquisition process end to end, including on rural holdings where the chain of title was never formalized.

A permit is granted and the file closes. What follows is the actual move: a school place that had to be secured a term earlier, utilities that require a Portuguese tax number nobody applied for, a house standing empty for nine months of the year, staff to be found and employed correctly under Portuguese labor law.
This is handled by an established house working to strict confidentiality, and on a case-by-case basis by Luznur Capital directly. It is not a lifestyle add-on. For a family arriving into a country where they do not speak the language, it is the difference between a move that works and one that is quietly abandoned in year two.

And then the running of it
A household is an operation. Somebody has to run it.
Once the permits are granted and the deed is signed, the transaction ends and something more demanding begins. A principal residence in Cascais, a summer house in Comporta and an apartment held in Lisbon are three operations, not three addresses — each with contractors, calendars, seasonal preparation, staff and a standard that has to be met whether or not the family is in the country that month.
This is handled by an established house working under strict confidentiality, engaged directly by you as the legal partners are. Where an engagement warrants it, Luznur Capital takes on elements of the work directly. Which applies is settled case by case, and agreed at the outset rather than assumed.
For a family arriving into a country whose language they do not speak, and for an owner whose house stands empty for long stretches, this is not an amenity attached to the purchase. It is frequently what determines whether the move holds after the second year.
Residence management
Full management of one property or several: maintenance schedules, trusted contractors, seasonal opening and closing, pool and garden, inventory and condition reporting, and a single person accountable for the state of a house the owner may not see for months. Arrival preparation before the family lands, and closing down afterward.
Household staffing
Sourcing, vetting and placement of housekeepers, cooks, nannies, gardeners, estate managers and drivers, with references verified. Employment structured under Portuguese labor law — contracts, social security, payroll, entitlements — and supervised afterward rather than left to the family to manage in a second language.
Security and privacy
Residential security assessment and installation, vetted close protection and drivers where the client’s profile requires it, discreet arrival and departure arrangements, and management of the household’s visibility. Standard practice for public figures, professional athletes and prominent families, and available to anyone who wants it.
Travel and movement
Private aviation and yacht charter, transfers and standing driver arrangements, villa and hotel bookings across Portugal and beyond, and itineraries built around the family’s calendar rather than a booking engine. Coordinated with the household so arrivals are met and the house is ready.
Entertaining and events
Private dining and restaurant access, chefs and catering at the residence, celebrations and family occasions, and guest programs for visitors — including the discreet end of the market, where a table or a venue is obtained through relationship rather than reservation.
Personal and procurement
Personal shopping and wardrobe, art, wine and furnishing procurement, vehicle acquisition and registration, memberships and school liaison, and the running list of small obligations that consume a family’s first year somewhere new.
Available independently
The household service does not require a Luznur transaction. Owners who bought elsewhere, families already resident, and clients who simply want the running of a Portuguese house taken off their hands are engaged on the same basis.
The legal file closes. The household does not. Most of what a family remembers about moving to Portugal happens in the years after the part that was billed for.
Why we do not publish a list of firms.
The straightforward answer is that there is no single firm to publish. The practice suited to a fund formation is not the practice suited to a family relocation, and neither is the right choice for a rural title problem in the Alentejo. Naming one would mean routing every client to it regardless of fit, which is the behavior this page exists to avoid.
There is a second reason, and it is about accountability. Where a client engages a firm from a public directory, the relationship stops being one we can stand behind. Where we introduce, we remain answerable for the fit and for the timetable — and the partner remains answerable to us for their part, because there is a working relationship at stake rather than a one-off referral.
Names, credentials and bar registration are provided at introduction, before you engage anyone, and you are free to verify and to decline. Nothing here asks you to take a firm on trust; it asks you to let us make the match.
