In short

Luznur Capital acts for buyers in Lisbon, from the historic center to Belém and Parque das Nações. We search against each client's brief across listed, off-market and pre-market property, attend viewings in person, and coordinate the purchase through to the deed. Legal, tax and residency matters are handled by our regulated partner firms.

The Lisbon Market

Portugal's capital, and its deepest market.

Lisbon is where most international capital enters Portugal. Its prime market is mostly apartments, in restored historic buildings and in new developments, with villas found mainly in Restelo.

The best of it moves quickly, and much of the new-build supply is placed before it is ever advertised.

For the figures, see our Portugal Super Prime monitor and Portugal vs the Alternatives.

Depth and liquidity

The country's largest and most liquid market, for living in and for resale.

An apartment market

From restored period buildings to new developments with parking and concierge.

Pre-market new builds

Off-plan apartments are often reserved before launch, by buyers who were told first.

A city to live in

International schools, an airport inside the city, and the river at the end of most streets.

Where to Buy

Six Lisbons, one river.

Each neighborhood is its own market. Select one to explore it, and switch on the layers that matter to you: the metro, the airport and stations, schools, parks, miradouros and culture.

Relative price compares the six neighborhoods with each other, for prime homes. It is a starting point for the conversation, not a valuation.

How We Help

One brief, the whole market.

A portal shows what is listed. A brief works the whole market: our own mandates, developers before launch, partner agencies, and owners who would rather not advertise.

Off-market and pre-market access

Homes that are never listed, and new builds before their public launch.

The whole market

We search against your brief, not only among the homes we have for sale.

Viewings in person

A shortlist ready before you travel, and every viewing attended in person.

Diligence on both sides

Title, ownership, licensing and the building's condition checked, and every counterparty verified.

Negotiation

We handle the negotiation, grounded in comparable evidence.

Partners for the rest

Legal, tax, banking and residency through our regulated partner firms.

Before You Buy

What to know before buying in Lisbon.

Four points worth settling early. They are orientation only: your lawyer confirms each of them for the specific property.

The full sequence, from first offer to registration, is in Buying Property in Portugal: The Process.

Purchase costs

Transfer tax (IMT) and stamp duty are due on top of the price, with notary, registry and legal fees. Estimate them with our Property Tax Calculator.

The building, not only the apartment

In older buildings, check the condition of the structure and the condominium's planned works, and what share of their cost would fall to you.

Renting it out

Short-stay licensing is restricted in much of central Lisbon. If you plan to let the home, confirm what is possible at that address before you buy.

Residency

Buying a home does not, on its own, qualify for a Golden Visa. The current routes are private equity investment and cultural donation. See the Golden Visa routes

How It Works

From your brief to the keys, in five stages.

01

Your brief

What you want, where, at what budget and timing, and how the home will be used.

02

Search and shortlist

Listed, off-market and pre-market homes, each presented with what we know about it.

03

Viewings

By appointment and attended in person, on a single trip where possible.

04

Offer and diligence

Negotiation, title, licensing and building checks, and the promissory contract with your lawyer.

05

Completion

The deed, registration and handover, with banking and residency through our partners where needed.

Questions buyers ask

Can I buy property off-market in Lisbon?

Yes. Many of the best homes in Lisbon sell privately, and much new-build supply is placed before launch. Tell us your brief and we approach owners, developers, partner agencies and our network on your behalf. Details are shared under NDA when the owner requires it.

Can I buy a new-build apartment before it is launched?

Yes. Developers often place apartments with buyers before the public launch. Tell us your brief and we will tell you what is coming.

Do you only show your own listings?

No. We search the whole market against your brief: listed property, developers, partner agencies, and owners selling privately.

Do buyers pay a fee?

In Portugal, the seller usually pays the agency's commission. Where a search calls for it, for example a dedicated off-market search on your behalf, we agree a buyer-side mandate in writing before we begin.

How much does it cost to buy a property in Lisbon?

On top of the price, buyers pay transfer tax (IMT) and stamp duty, plus notary, registry and legal fees. The amounts depend on the price and on the buyer's situation. Estimate them with our Property Tax Calculator; your lawyer confirms the final figures.

Does buying a home in Lisbon qualify for a Golden Visa?

No. Buying residential property no longer qualifies on its own. The current routes are private equity investment and cultural donation, confirmed and filed by our immigration partners. See the Golden Visa routes.

Can I rent out an apartment I buy in Lisbon?

Long-term letting is generally possible. Short-stay licensing is restricted in much of central Lisbon, so confirm what is allowed at the specific address with your lawyer before you buy.

I live abroad. Can you organize the viewings?

Yes. We prepare a shortlist before you travel and attend each viewing in person, so a single trip can cover the homes worth seeing.

Which neighborhood suits me?

It depends on how you will live there: a historic apartment in the center, a family home in Restelo, or a modern apartment by the river. See where to buy, or tell us your brief and we will suggest where to look.
