Sell a Hotel · Portugal
Sell a hotel in Portugal, discreetly.
For owners of hotels, boutique hotels, rural tourism properties, aparthotels and short-stay portfolios who want to sell without the market, the team or the operator hearing of it first. Your hotel is presented individually to qualified buyers from our network and partners, including the buyers behind our active hotel briefs.
In short
Luznur Capital acts for owners selling hotels in Portugal privately: four- and five-star hotels, boutique hotels, rural tourism properties and quintas, aparthotels, and short-stay portfolios. Each hotel is presented individually to qualified buyers, without portals or public marketing, and nothing is shared with a buyer without the owner's approval.
The Market
International capital is buying Portuguese hotels.
Hotel investment in Portugal rose sharply in the first half of 2026, concentrated at the top of the market and led by buyers from abroad. For an owner, that means the most likely buyer is international, and will expect the information an investment committee asks for.
Invested in Portuguese hotels in the first half of 2026, up 82% on a year earlier.

Why Discretion Matters
Why hotel owners sell quietly.
A hotel is a business that runs every day while it is being sold. News of a sale reaches the people who keep it running long before a buyer signs, and every one of them reacts.
A private sale keeps the process between the owner, a short list of qualified buyers, and the advisors on each side, until the owner decides it is time to tell anyone else.
The team
A rumor of a sale unsettles staff before anything is decided, and the best people are the first to take calls from competitors.
The operator or brand
Management and franchise relationships are handled on the owner's timing, with the owner's lawyers, not through the market.
Guests and bookings
Groups, events and corporate accounts book months ahead. Uncertainty about ownership reaches them quickly.
Lenders and partners
Banks, suppliers and local partners hear the news on the owner's terms.
The price
A hotel that sits on the open market becomes known as the hotel that did not sell. A private process protects the asking price.

Buyers in our network and through partner firms, matched to each hotel individually rather than broadcast.
Preparing the Sale
What a hotel buyer will ask for.
None of this is needed to start a conversation. It is what serious buyers request once there is interest, and we help assemble it into a confidential memorandum.
Keys and classification
Rooms, suites and units, the star rating, and the hotel's registration and license with Turismo de Portugal.
Trading history
Occupancy, average daily rate, RevPAR and EBITDA, ideally for the last three years.
Operating status
Operating year-round, seasonal, closed, or ready for repositioning, and why.
Contracts
Management, franchise and lease agreements, and the main supplier and service contracts.
Condition and capex
The state of the building and systems, recent works, and what a buyer should expect to invest.
Planning potential
The licensed use, and any room to extend or reposition the property.
Legal, tax and employment questions, including whether a sale is structured as a sale of the company or of the property, and the position of the hotel's team, are for the owner's own lawyers and tax advisors. We coordinate with them throughout.
How It Works
From first conversation to the deed, in five stages.
01
A private conversation
Your objectives, your timing, and who must not hear of the sale. Nothing is committed at this stage.
02
Positioning
A pricing view grounded in comparable evidence, and the hotel's case written as a confidential memorandum.
03
The mandate
A mediation contract with our licensed brokerage, with the off-market commitment written in: no portals and no public photographs.
04
Private marketing
Qualified buyers sign an NDA before they learn the hotel's name or see its figures, and you approve every introduction.
05
Negotiation and completion
We negotiate on your behalf and coordinate due diligence through to the deed, alongside your lawyers.
Questions hotel owners ask
Can I sell my hotel in Portugal without it being advertised?
Yes. In an off-market sale, the hotel is never listed on a portal or marketed publicly. It is presented individually to qualified buyers, who sign an NDA before they learn its name or see its figures.
Do you have buyers for hotels in Portugal?
Yes. Two hotel briefs are active: a five-star hotel of at least 60 keys in Lisbon or Cascais, and four- or five-star hotels with at least 80 keys on or close to the beach in the Algarve. We also match hotels to buyers in our network and through partner firms. See the buyer briefs.
Can the sale stay confidential from my team and operator?
That is the purpose of a private sale: the process stays between you, qualified buyers under NDA, and the advisors on each side, until you decide otherwise. When and how the team and the operator are told, and any obligations toward them, are planned with your lawyers.
Do you sell rural tourism properties and quintas?
Yes. We work with licensed rural tourism properties, country estates and quintas with guest accommodation, as well as hotels and aparthotels.
Can I sell a portfolio of short-stay (AL) units?
Yes. Portfolios of short-stay units can be presented together to buyers looking for scale.
What do I need to send first?
The location, the type of hotel, the number of keys, its classification, whether it is operating, and your price guidance if you have one. Please don't send confidential documents at first contact.
Is a hotel sold as a company or as a property?
Either can apply, and the choice has legal and tax consequences for both sides. It is decided with your lawyers and tax advisors. We coordinate with them throughout.
Who can contact you about a hotel sale?
The owner, or the owner's lawyer, family office or advisor acting directly for them. We do not accept submissions from third-party agents.
A Conversation
Discuss a hotel sale in confidence.
A line on the hotel, the region and your timing is enough to begin. Inquiries from a lawyer, family office or advisor acting for an owner are handled with the same discretion as the owner's own.
An NDA for off-market hotels
If the hotel is not publicly listed, ask in your message and we send an NDA for signature before you share any details.
No documents at first contact
We ask for them only once there is a reason to.
No obligation
Nothing is committed until a mandate is signed.
