Off-Market
Property that changes hands without ever being publicly listed.
Some of Portugal's most considered homes, estates, and income-producing assets are sold privately: no portal, no sign at the gate, no public photographs. We work both sides of that market, for owners who want to sell without exposure and for buyers who want access to what never reaches the portals.
What It Means
What off-market actually means.
An off-market property is one sold without public marketing. It does not appear on property portals or in advertising, there is no sign outside, and the photographs and address are shared only with buyers who have been qualified and have signed a non-disclosure agreement.
The sale itself is no different from any other in Portugal: the same contracts, the same due diligence, and the same deed. What changes is who sees the property, when, and on whose terms.
Private sale
Sold entirely without public marketing, to a short list of buyers introduced individually and under NDA.
Pre-market
New developments, or their best units, offered to a private circle before any public launch.
Discreet disposal
Tenanted and institutional assets, including sale-and-leaseback, presented only to qualified investors so the tenant and the market do not learn of the sale from a portal.
The Advantages
Why both sides choose to work privately.
For owners
Privacy
The property, its interiors, and its owner stay out of public view. That matters for families, for public figures, and for anyone whose home is also a question of security.
Control
The owner decides who sees the property, when, and on what terms. Viewings are arranged only for buyers who have been qualified.
No public price history
A price tested privately can be adjusted privately. Nothing on a portal records how long the property has been for sale or what it once asked.
Serious buyers only
Time goes to buyers with the means and the intent to complete, not to open viewings.
For buyers
Access
Homes and assets that never reach the portals, and new developments before their public launch.
Fewer competing buyers
A private process usually means a short list of buyers, not a bidding contest driven by public exposure.
Discretion on your side too
Your interest, your identity, and your budget are not visible to the market.
A direct conversation
Negotiation with an owner who has chosen a private sale for reasons of their own, often privacy or timing, which can shape the terms as much as the price.
The Trade-Off
Off-market is not always the right route.
A private sale reaches fewer buyers by design. For an owner, that can mean less price discovery than a full public campaign, so it works best when the price rests on real comparable evidence and the broker has genuine reach among buyers who can complete. For a buyer, off-market does not mean below market: a sought-after property sells at its value whether it is listed or not.
Where a property would be better served by an open campaign, or by a private phase followed by a selective public one, we will say so before anything is signed.
The point of an off-market sale is discretion and control. A bargain is not part of the promise.
How Discretion Works
How a private process stays private.
The same sequence protects both sides, whether we act for the owner or the buyer.
01
Mandate
Owners sign a mediation contract with an off-market clause, and buyers agree their brief with us, including the level of discretion each side needs.
02
NDA
Nothing that identifies the property or the people involved is shared before a non-disclosure agreement is signed.
03
Qualification
Buyers are qualified before any introduction: genuine interest, readiness for KYC checks, and, case by case, proof of funds or a reference from their bank or adviser.
04
Controlled disclosure
Details are released individually and in stages. Viewings are accompanied and by appointment.
05
Completion
The sale follows the same legal process as any other in Portugal, with each party's own lawyer where needed or requested.
Where to Begin
Two ways in, depending on which side you are on.

Common questions about off-market property.
What is an off-market property in Portugal?
A property sold without public marketing: no portal listings, signage, or public photographs. It is offered privately to qualified buyers, usually under a non-disclosure agreement, and completed through the same legal process as any other sale.
Are off-market properties cheaper?
Not as a rule. Some owners accept a price in exchange for privacy or speed, but sought-after assets sell at their value whether they are listed or not. The advantage is access and discretion, not a guaranteed discount.
Who can access off-market opportunities?
Buyers who have shared a brief and been qualified (genuine interest, readiness for KYC checks, and, case by case, proof of funds or a reference from their bank or adviser), and who sign a non-disclosure agreement before receiving any identifying details.
Can I sell privately first and list publicly later?
Yes. Many owners begin with a private phase to test the market quietly and widen the audience only if they need to. The approach is agreed with the owner at the outset and does not change without their approval.
What if the property I want is not on your website?
Most of what we source is never published. Share your brief through a private enquiry, and we search our own mandates, our partner network, and the wider market against it.
A Conversation
Discuss an off-market mandate in confidence.
Whether you are buying, selling, or advising a client who is, the first step is a private conversation, under no obligation. Enquiries from advisers acting for a client are handled with the same discretion as the client's own.
