The Market South of Lisbon

Lisbon's quiet south.

Across the Tagus, between Lisbon and Comporta, lies a landscape most international buyers have not yet discovered: the protected Serra da Arrábida, sheltered coves, Moscatel wine estates, and two established golf communities.

Supply is limited, especially on the coast, and much of it sells through local relationships rather than portals.

For the markets compared, see Portugal Markets and Property Markets Compared.

Close to Lisbon

Herdade da Aroeira and Azeitão are a short drive from the capital, across the 25 de Abril or Vasco da Gama bridge.

A protected coast

The Arrábida Natural Park keeps building tightly restricted, so coastal homes are scarce.

Wine country

Azeitão and Palmela are home to historic wine estates and the Moscatel de Setúbal.

Gated golf living

Herdade da Aroeira and Quinta do Peru offer secure, low-density golf communities.

Where to Buy

How We Help

One brief, the whole peninsula.

A portal shows what is listed. A brief works the whole market: our own mandates, partner agencies, and owners who would rather not advertise, from the gated golf communities to the quintas of Azeitão.

Off-market access

Homes that are never listed, reached through owners, partner agencies and our network.

The whole market

We search against your brief, not only among the homes we have for sale.

Viewings in person

A shortlist ready before you travel, and every viewing attended in person.

Diligence on both sides

Title, ownership, licensing and land classification checked, and every counterparty verified.

Negotiation

We handle the negotiation, grounded in comparable evidence.

Partners for the rest

Legal, tax, banking and residency through our regulated partner firms.

How It Works

From your brief to the keys, in five stages.

01

Your brief

What you want, where, at what budget and timing, and how the home will be used.

02

Search and shortlist

Listed and off-market homes, each presented with what we know about it.

03

Viewings

By appointment and attended in person, on a single trip where possible.

04

Offer and diligence

Negotiation, title, licensing and land checks, and the promissory contract with your lawyer.

05

Completion

The deed, registration and handover, with banking and residency through our partners where needed.

Before You Buy

What to know before buying south of Lisbon.

Four points worth settling early. They are orientation only: your lawyer confirms each of them for the specific property.

The full sequence, from first offer to registration, is in Buying Property in Portugal: The Process.

Purchase costs

Transfer tax (IMT) and stamp duty are due on top of the price, with notary, registry and legal fees. Estimate them with our Property Tax Calculator.

Quintas and rural land

On a quinta, check how each part of the land is classified, and that every building, including annexes, is registered and licensed.

The natural park

Within the Arrábida Natural Park, building and extension are tightly controlled. Confirm what is allowed before you commit.

Residency

Buying a home does not, on its own, qualify for a Golden Visa. The current routes are private equity investment and cultural donation. See the Golden Visa routes

Your Brief

Tell us what you are looking for.

A line on what you want, where and your budget is enough to begin. Inquiries from a family office or advisor acting for a buyer are handled with the same discretion as the buyer's own.

Off-market details

Shared under NDA when the owner requires it.

One point of contact

The same person from your brief to the deed.

No obligation

A brief creates no commitment for either party.

Your brief for Setúbal & Arrábida.

Only your name and email are required. You can write in English, Portuguese or Spanish.

Your details
The brief

Read and answered personally by João Carvalho, usually within one business day. A brief creates no obligation for either party.

Questions buyers ask

Can I buy property off-market south of Lisbon?

Yes. In the gated golf communities and among the quintas of Azeitão especially, many homes change hands privately. Tell us your brief and we approach owners, partner agencies and our network on your behalf. Details are shared under NDA when the owner requires it.

Do you only show your own listings?

No. We search the whole market against your brief: listed property, partner agencies, and owners selling privately.

Do buyers pay a fee?

In Portugal, the seller usually pays the agency's commission. Where a search calls for it, for example a dedicated off-market search on your behalf, we agree a buyer-side mandate in writing before we begin.

How much does it cost to buy a property here?

On top of the price, buyers pay transfer tax (IMT) and stamp duty, plus notary, registry and legal fees. The amounts depend on the price and on the buyer's situation. Estimate them with our Property Tax Calculator; your lawyer confirms the final figures.

How far is it from Lisbon?

Herdade da Aroeira and Azeitão are roughly 20 to 30 minutes from central Lisbon by car outside rush hour, across the 25 de Abril or Vasco da Gama bridge. Sesimbra and Setúbal are a little further.

Can I build or extend in the Arrábida?

Within the Arrábida Natural Park, building and extension are tightly controlled, and on a quinta the land classification decides what is possible. Both are confirmed by an architect and your lawyer for the specific property before you commit.

Does buying a home here qualify for a Golden Visa?

No. Buying residential property no longer qualifies on its own. The current routes are private equity investment and cultural donation, confirmed and filed by our immigration partners. See the Golden Visa routes.

I live abroad. Can you organize the viewings?

Yes. We prepare a shortlist before you travel and attend each viewing in person, so a single trip can cover the homes worth seeing.

Which area suits me?

It depends on how you will live there: a gated golf villa near the beach at Aroeira, a quinta among the vineyards of Azeitão, a rare home on the Arrábida coast, or a city apartment in Setúbal. See where to buy, or tell us your brief and we will suggest where to look.
