High-Profile Clients
Discretion for high‑profile and sensitive mandates.
Luznur Capital is built to hold the Portuguese end of a mandate where the name matters as much as the asset: royal and ruling families, public officials, athletes, figures from film and music, and the family offices, lawyers, and advisors who act for them. Acquisition, rental, structuring, and the life around the property, coordinated quietly and within the law.
An NDA before any name
A mutual non-disclosure agreement is signed before the client's identity, or the advisor's, is shared.
Off-market by default
No public listing, no name circulated to test the market, no viewing that can be observed.
Due diligence, both ways
We verify who we act for, and the property and parties on the other side of the table.
Who this page is for
Six positions, one standard of discretion.
The constraints differ from one client to the next. The method does not: a narrow circle, an off-market search, and a structure settled with counsel before anything is shown.
01
Royal and ruling families
Of the Gulf first, and of the wider Arab world and Europe. Usually instructed through a private or court office, with the household rather than the individual as the real client.

Heads of state, officials, and PEPs
Serving and former holders of public office, and their families. Enhanced due diligence applies, and it is explained in the first conversation.

Athletes and motorsport
Active and retired professionals, from team sport and golf to motorsport, where Portugal competes as a second home and a place to hold an asset.
The athletes page →04
Film, music, and entertainment
Artists and the teams around them, for whom a viewing seen by the wrong person is a news story, and a home must be a place the public cannot find.
05
Founders and business families
Owners with a public profile, a listed company, or a family name that travels ahead of them, where a purchase can read as a corporate signal.
06
Their family and private offices
The structures that act for all of the above, and very often the first and only point of contact for the duration of a mandate.
Read more ↓Who brings the mandate
Most mandates arrive through someone the client trusts.
The principal may write to us directly. In this segment, the first approach more often comes from someone acting on their behalf, and we are comfortable working entirely through that channel, with the principal involved only at decision points.
A mandate referred to us returns to the referring advisor intact. We do not compete for the relationship we are trusted with.
What changes when the name is known
The asset is rarely the difficult part.
A recognizable name adds requirements that an ordinary purchase does not have: who knows about the search, what the public record shows, how the home is protected when the family is away, and how little time there is to decide. These are the six we plan around from the first conversation.
01
A search we keep under control
Most exposure comes from the search itself: a name circulated to several agencies, a viewing at a listed property, a developer who mentions a visitor. We keep it deliberately narrow. We choose who we work with, approach owners and developers through our own direct relationships, and require an NDA from anyone the search involves.
02
The public record
The Portuguese land registry is public in principle, so a registered owner can be established by a third party. A corporate vehicle changes what appears against the property, but the beneficial ownership register and KYC & AML rules still apply. Structure is a first conversation with counsel, not a closing formality.
03
A home that stands empty
A residence used for weeks a year needs security, maintenance, and staff who can be vetted, and a property that can be closed up and left secure for months without becoming a target.
04
The circle of people
Staff, contractors, notaries, banks, and developers. Each additional person who knows the client's name is a risk, so the circle is kept to those whose part requires it.
05
Very little time in the country
Decisions are made in a handful of days. Tax number, banking, structure, and financing in principle are resolved before the principal lands, and the shortlist is short.
06
Several jurisdictions at once
Funds, entities, and advisors in different countries. The source-of-funds file and the holding structure are mapped at the start, with the client's counsel, rather than discovered at the notary.
Royal and ruling families
The household is the client.
For a royal or ruling family, the brief is rarely a single residence. It may be several properties for different branches of the family, accommodation for staff and security, land around the house, and an approach to the purchase that respects protocol on both sides.
The instruction usually comes through a private office, a court office, or a family office, and the person we speak with is rarely the person who will live in the house. We work at the pace and in the format that office sets, and alongside the counsel it already uses.
Our closest attention is on the Gulf, where the ties between Portugal and the region continue to deepen, and we hold the same standard for families of the wider Arab world and of Europe.
Family and private offices
Working inside the structure that already exists.
Behind most of the clients on this page is an office that manages their affairs. Our role is to fit into it, not to sit beside it.
One counterpart
A single point of contact
One person at Luznur for the office, whatever the number of properties, regions, or specialists a mandate involves.
Their advisors first
Their counsel, not ours by default
We coordinate with the lawyers, tax advisors, and bankers the office already trusts, and introduce our partner firms only where a Portuguese specialist is missing.
Their format
Reporting the office can use
Findings, valuations, and options in the shape the office uses for its own decisions, including the findings that argue against proceeding.
Politically exposed persons
Enhanced due diligence, stated at the outset.
Portuguese KYC & AML rules require enhanced due diligence where a client, a member of their family, or a close associate holds or has held a prominent public function. Members of royal and ruling families frequently fall within that definition. We apply it as the law requires, and we would rather explain it in the first conversation than at signing.
What it involves
More than a standard file
Identification of the client and of the ultimate beneficial owner, documented source of wealth and source of funds, screening against applicable sanctions lists, and closer attention throughout the transaction.
How it is handled
Through the client's own office
Documents are requested through the client's counsel or office, seen only by those who must see them, and held in confidence.
Why it matters
It protects the client
A purchase that has passed enhanced checks is a purchase that holds up later: at the bank, at the notary, and at exit.
This section is a general description, not legal advice. The specific requirements in each case are confirmed by our regulated legal partners.
How discretion works in practice
Discretion is our standard, not an option.
We are the first to require it. We would rather place a property in complete confidentiality than on the open market, and every mandate is handled with the utmost care, with an NDA required from everyone involved wherever it is needed. The method below is our commitment.
01
A mutual NDA first
Signed before the client's identity, or the referring advisor's, is shared with us or with anyone we involve.
02
The name stays out of the paperwork
On request, the client's name is kept out of correspondence and working documents until the deed requires it.
03
Off-market by default
Owners and developers approached directly, without a public listing and without a name used to test the market.
04
A first viewing by private video call
João Carvalho walks the property live with the client or their office before anyone travels. In-person visits follow when the property is vacant, outside normal hours where needed, with no one present who does not need to be.
05
A need-to-know circle
Every specialist, contractor, and partner is told only what their part of the work requires.
06
Completion without travel
A properly drafted and legalized power of attorney allows the deed to be signed in the principal's absence.
Rental, not ownership
Not every stay needs a title deed.
For a season, a first year, or a family that prefers not to own, a high-end private rental is often the better answer. A rented villa or apartment does not place the client's name on the public land register, carries no exit to manage, and can be arranged anywhere in the country.
We source private rentals the way we source acquisitions: off-market, directly with owners, under the same NDA and within the same circle. A season of renting is also the most reliable way to decide where, and whether, to buy.
Where privacy is strongest
Privacy, read place by place.
A handful of places in Portugal combine privacy, security, and an international airport within reach. Select one to read why, and how far it is from the runway.
Lisbon
Lisbon's grand boulevard and the streets above it, around the Four Seasons and the InterContinental. Full-service apartments for a principal who wants the city, with short, frequent stays and hotel-level services a few steps away. Prime Lisbon is also the most liquid market in the country.

Cascais & Sintra
A gated estate west of Cascais, between the Atlantic and the Sintra hills. Large plots, golf, and riding, with international schools close by.

South of the Tagus
A gated golf estate in pine forest on the Almada coast, about twenty-five minutes south of Lisbon over the bridge. Genuine seclusion at commuting distance, and still largely unknown internationally.
Lisbon airport · about 35 minutes by car
Alentejo coast
A peninsula between the Sado estuary and the Atlantic, reached by ferry from Setúbal or by road through Comporta, with two gated communities of reference. Marina, golf, and long, empty beaches, with arrival by sea as an option.

Or by sea from Setúbal
The most discreet stretch of coast in the country: rice fields, dunes, and low-rise houses with no visible luxury, with five gated communities of reference between Comporta and Melides. Supply is thin and largely off-market, and privacy is bought at the cost of liquidity.

Algarve
A resort estate on the edge of the Ria Formosa Natural Park, with large plots and controlled access.
Faro airport · about 20 minutes by car
The established neighbor of Quinta do Lago, on the beach, with golf, a long-standing international community, and resale depth to match.

Beyond the property
The life around the property, coordinated quietly.
A residence is only part of an arrival. Through vetted partners, we coordinate what surrounds it, with the same discretion and through the same single point of contact.
Private aviation
Jet charter and arrivals arranged away from the public terminal where available.
Chauffeured mobility
Vehicles and drivers, from a single car to transport for a family, staff, and luggage.
Residential security
Assessment of the property and its surroundings with security consultants, before purchase and after.
Household staffing
Staff sourced and vetted for the household, under the same confidentiality as everyone else involved.
Care of an empty home
Management of a residence that stands empty for months, so it is ready the day the family arrives.
Legal, tax, and immigration
Through our regulated partner firms, who take professional responsibility for their advice.
Arrivals are supported by our partner travel agency, a high-end firm based in New York and working worldwide, so that the journey is handled with the same care as the residence.
Legal Services & Concierge →An arrival
From wheels-down to front door.
What the coordination looks like in practice, from the day before the flight to the day the house is closed up again.
Before the flight
Everything agreed
Travel arranged with our partner agency, the route agreed with the security team, the residence prepared, and the household briefed.
Wheels down
A private arrival
Arrival through a private aviation terminal where available, away from the public halls.
The drive
A car already waiting
A chauffeured car at the terminal, with a second vehicle for staff and luggage when the party needs one.
Front door
A house ready to live in
Opened, aired, and stocked, with security systems checked and the household in place before the family arrives.
The stay, and after
One point of contact
Whatever the stay requires, through the same person, and the house closed up and secured when the family leaves.
A candid view
What we will not claim.
01
We will not name clients
Not to win a mandate, not in a pitch, not privately. This site carries no client names and no case studies. A firm that tells you who else it acts for will tell someone else about you.
02
We are not lawyers or tax advisors
We hold a Portuguese real estate brokerage license. Legal, tax, and immigration matters are handled by regulated partner firms, and nothing we provide is legal, tax, or investment advice.
03
We will not hide anything from regulators
Discretion means invisibility in the market, not concealment from the authorities. A mandate framed as avoiding KYC & AML or beneficial-ownership rules is one we decline.
04
We will not proceed without verification
Identification of the client and of beneficial ownership applies to every engagement, without exception, however senior the client.
05
We will not promise a residency outcome
Immigration decisions rest with the Portuguese authorities. We explain the current framework and introduce counsel who will assess a specific case.
06
We will not withhold an unwelcome finding
If verification turns up something that argues against a purchase, you will hear it in full, including when the transaction is far along.
Questions
The points most often asked.
Can a purchase stay out of public view?
Will you sign an NDA before we disclose the client?
Can you work only through our family office or private office?
How do you handle politically exposed persons?
Does the principal need to travel to complete a purchase?
Can you coordinate the arrival itself?
Is renting an option instead of buying?
A private conversation
Begin with a conversation, not a mandate.
A line on the objective, the region, and the timing is enough to begin. Approaches from advisors acting for a client are handled with the same discretion as the client's own. If we are not the right firm for the mandate, we will say so.
